Real estate letterhead -- legality

Hi,

I am planning to book an apartment of a builder in bangalore. The project is at a prior to pre-launch state. The builder is asking for a payment of 10 lakhs now but the construction will start only by next year october-2013. A legal sale agreement will be made only by october'13. 

But before that as a proof of payment and covering all the clauses and agreement, the builder has agreed to write it down on its company's letterhead & seal.

Would this letter be sufficient enough for me to go ahead with the agreement? if not, please provide me the additional documents I should ask from the builder before making any payment?

Any help would be greatly appreciated.
