Relinquishment deed

Dear Sir

How to prepare RELINQUISHMENT  DEED from sisters, what should be the contents? can common release deed is required  or individual from each sister is required .

When joint owners of property wish to release or relinquish their share to anyone or more of other joint owners favour, a release deed or relinquishment deed is used.

 

Two or more may join in one deed.

 

The contents are similar to a sale deed.

I have an additional question regarding the same:-

What provisions need to be incorporated in a Relinquishment Deed, so that it cannot be challenged before a court?

The main content of the rights relinquish deed is : Parties have given up their shares in th property to_____.  Hereinafter they have no rights whatsoever over the property and they will not claim their share in the property.

Do the Parties signing relinquish deed needs to be present in physical in front of the registrar/ thesildar.
