Purchasing a new property in small building of 60x40 feet site having 8 flats.
Builder said the RERA is not applicable for small buildings having less than 20 flats and less than 5000 sq feet of land ?
I guess builder not lying because area of land to be developed is 2400 sq feet (223 sq meter instead of 500 sq meter for RERA) and flats are not more than 8.

As per section 3(2) the following projects do not require to be registered under the Act:
(a) where the area of land proposed to be developed does not exceed five hundred square meters or the number of apartments proposed to be developed does not exceed eight, inclusive of all phases
