Society Redevelopment

   

Dear Sir,

Greetings !

We have extra space of big society office and common toilet ( approx. 650 sq. ft. ) which is included in calculation of FSI as per our existing building plan. In new building society office and common toilet  will be free of FSI so few members want to adopt existing members flat area after distributing this 650 sq. area proportionately to all existing members to make the redevelopment proposal 1:1 (FSI:TDR). This way members also want some extra benefit from this area of corpus, rent and additional area. As a lay man we understand that If we do not add this in our existing area than builder will take benefit out of this and society will be looser. Expert members are requested to guide us on this as what is the proper procedure to follow.

get registered the conveyance deed first along with the vacant land of the society.,then only utilize the fsi

Thanks Mr. Patil for your prompt response. The land of society is already coneyanced and extra area available to members is in form of society office and common toilet which was earlier not free of FSI but as per current DC rules is Free of FSI.
