Time limiation of 100 rs non-judicial stamp paper

An agreement is made on 10/02/2011 in purchasing a land from the seller on 100 Rs non-judicial stamp paper.In the agreement it is stated that , purchaser will give the remaining balance amount on or before 30/12/2014.Now when the purchaser is asking for registration , the seller is saying that the time limitation of stamp paper is only three years , and agreement had expired.

What to do now?Please advice me.

IF STAMP PAPER IS BLANK AND NO PERSON IS EXECUTED ON THE SAME, THEN IT IS VALID FOR FOUR MONTH FROM THE DATE OF PURCHASE.

IF EXECUTION IS DONE BY BOTH THE PARITES, THEN IT IS VALID AGREEMENT. CONDITIONS OF AGREEMENT IS NOT RELEVANT WITH THE DATE OF PURCHASE AND EXPIRY OF STAMP DUTY. IT IS QUESTION OF LAW.

IF THE CONDITION IS REMAINING BALANCE IS PAID WITH IN 30.12.14, AND THE PURCHASES IS SIGNED ON THE SAME AGREEMENT, THEN THE PURCHASE SHOULD HONOUR THE SAME, FAILING WHICH WILL BE ALSO MENTIONED IN THE AGREEMENT, IF NOT MENTIONED, THEN THE SELLER IS NOT BOUND TO RECEIVE THE AMOUNT AFTER THAT DATE AND IF YOU COMPLY THE SAME LATER ON, YOU HAVE TO SHELTER AT LAW.

IF THERE IS MENTIONED IS THREE YEAR, THEN ONE IS LEFT. NO LEGA IMPLICATION ABOUT VALID EXECUTED AGREEMENT. DO NOT MIXED WITH PURCHASE AND EXPIRY OF STAMP PAPER WITH THE CONDITIONS OF AGREEMENT.

If the Stamp Paper has not been executed than the validity will be of 90 days from the date of purchase and if the Stamp Paper has been executed than it is valid for Lifetime. Regards, www.edrafter.in 7836993369

Agreement is valid till 30/12/14.
