you dont need to transfer the said property in your mother's name, if u want to sell the said property. u, ur mother and other legal heirs of ur father jointly can sale the said property to any intending purchaser

TO GET THE NAME TRANSFERRED INTO UR MOTHER'S NAME YOU NEED TO APPLY AND OBTAIN A SUCCESSION CERTIFICATE FROM THE COURT AND GET THE NAME CHANGED IN THE RECORDS.
