Unregistered document

a deceased person donated one of his property to independent trust through a document which was unregistered.but he gave it to a 3rd party(for both trust and executor)when he was alive...now the 3rd party is eligible to challange estates executor with this unregistered document ?

As per Transfer of Property Act, immovable property above the value of Rs. 100.0 can be transferred only by a registered deed. I presume, you are referring  to immovable property and not movable.

What type of document executed, In case mode of will that is enforceble

if the unregistered document is a will it is enforceable otherwise it should be registered if the value of immovable property exceeds the value more than Rs. 100/-.
