What is the status of the seller in the estate, is the estate a legal entity or any organisation which has authorised the seller to sell this property?
Saleperty.
Unless the seller is having a valaid and marketable title to sell the proeprty he cannot sell it.
Nothing prevents you from obtaining a proper legal opinion from an experienced local lawyer before purchsing the immovable property instead of lamenting over the mistake at a later stage if something goes wrong.
