Validity of sale agreement for land

Hello

Can a sale agreement for land be invalid if the property is owned by an estate, and a seller who is a member of the estate attempts to sell the land in his personal capacity?

Who is "estate" and "seller" in this case?

What is the status of the seller in the estate, is the estate a legal entity or any organisation which has authorised the seller to sell this property?

Saleperty.

Unless the seller is having a valaid and marketable title to sell the proeprty he cannot sell it.

Nothing prevents you from obtaining a proper legal opinion from an experienced local lawyer before purchsing the immovable property instead of lamenting over the mistake at a later stage if something goes wrong.
