Validity of Unregistered Agreement to sell uds in Chennai

Dear Sir, my builder had made me sign an unregistered agreement to sell the UDS of the property under joint development agreement in 2013. But since he has not finished the construction even after 3 years, can I refuse to sell the UDS?

What is the USD agreement terms for completion of construction?

As agreement is not registered you don't had any legal right to broke the agreement.

As per mutual discussion take the decsion.

As per the info. posted the agreement is not enforceable by any party since the same is not registered. Am not sure what the term UDS denotes? In case it a portion of undevided share of the property , for transfer of title or right to use the redeveloped facility , there has to be a registered agreement, which is absent in the instant case.
