Will agreement become void

As a buyer, what happens when we exceed the property sale agreement by 8 days..The agreement is a mutual agreement between the seller and us and is not registered in any registration office..It is written by an advocate and signed by both parties and witness..And will be officially registered on the registration date by paying remaining amount.. Due to some issues we want to postpone the registration date for 8 days. We have requested seller for this but he is not willing to extend for 8 days as he needs the remaining payment of(30 lakhs)soon..

What happens if we exceed the agreement of sale by 8 days ?
Will the agreement becomes void?
How much charge will be levied if late charges are applied ? (For remaining payment of 30lakhs)
As the agreement is not registered officially , will the seller be able to impose us any charges or not?
Please explain detailed proceedings..
