Builder demanding more money than finalised in the sale deed

Hi All

I booked a flat in Faridabad(Haryana) in a renowned builder's project.I was supposed to get the possession within 3 years but it got delayed and they are now offering possession in the 4th year.In the final demand they have add the 'escalation in steel charges' as well as they have charged for the increase in area(at the time of booking area was 1568sqft after construction it comes around 1693sqft).In the agreement it is mentioned that in case of increase the buyer will bear the escalation of prices accordingly.Some told me that there is Lucknow high court judgement which says irrespective of the escalation or change the builder can only ask for the amount which was finalised in the sale deed.Is that true?Should I file a case in Faridabad state commission?
