Equitable mortgage of multiple properties on one loan

Hello!

Details- One Loan (secured limit against property mortgage) of Rs. 40 Lacs sanctioned in favour of a Proprietorship Firm against security of 2 properties. (Both properties situated in Nagpur District, however, taluka are different) Property one is in the name of Proprietor of firm i.e. borrower and the 2nd property is in the name of his wife (who is not borrower / co-borrower). Stamp Duty payable @0.2% i.e. Rs. 9000 /- & Notice of Intimation will be filed seperately since taluka of both the property are different.

Question is - Equitable Mortgage Deed to be executed One for deposit of title deed of both the Properties (mortgagor are two, out of which only one is borrower) or Two seperate deed to be prepare
