Farm land multiple survey numbers - 2 owners

 

We inherited 10 acres land from my father who in turn inherited from his father. We registered the land recently and when we went to take measurements with a surveyor, the surveyor found that there is another 10 acres in the same survey numbers that is owned by another family from the village. It looks like my grandfather and another person bought this together 60 years ago and split it equally amongst themselves.The land in each survey number(1,2,3,4 and 5) is split equally to us and them. But the way the land is historically split is different...we are farming on survey numbers 1,2 and 3 which equal 10 acres and they are farming on survey numbers 4 and 5 that also equal 10 acres

the 2nd family it seems sold some portion of the land but since in the pass books and rvregistration deed the land was split equally in the survey numbers, they sold the land that was in the survey numbers 1 and 2 that we have been using and registered the sale.

We have been trying to talk and reason with them to craft an agreement so we get our land back but they are evading us. One of our relatives suggested that we take the legal route through the courts and send them a notice . The problem is we are not sure exactly what to do and what are the costs involved? The market value for the lands is 30 lakhs per acre and the land is in Andhra Pradesh.


Can one of the legal experts throw some light and tell us what kind of suit we should file and what the cost maybe for such a suit? Thank you in advance for answering.
