Flats fraud

I booked a flat with a group for purchase  under construction linked plan by giving Rs.1,00,000/- in advance against a valid receipt issued by the company and flat number duly allotted by the company on their receipt itself . I further sent a cheque for  next payment of 15% after a gap of nearly three months as per their agents demand. But the company never got the cheque encashed nor is giving any receipt for the same. Now they have sold the full unit to some other party. Now new purchaser is  refusing to give the flat on rate booked by the selling company  instead they are demanding further addition of Rs 900/- per sq. ft.  to the earlier booked price and old company is also not fulfilling its committment and are ready to return the booking amount only. Their are other cases like me also. What is the remedy left for me? Can I sue the selling company?  Can I get stay on the project?
