How do we sell our property if there is no sale deed?

We bought a 2BHK 15 years ago,Now we have taken a new house,so we planned on selling the old house,However while we purchased the old house,we never got a sale deed done. Due to this the buyers aren't able to obtain a loan from the banks,as the banks want some guarantee/proof of the owners. Officially there exists only an agreement between the builder and us,which mentions us as the owners. If i stay in a house for more than 15 yrs,then the need of sale deed doesn't seem necessary? Is there anything i can do so as to convince the banks about the ownership of the house or is there a way i can file a case against the builder for the provision of sale deed?

The builder was to execute the sale deed in favour of you once entire sale consideration had been paid by you to the builder.The same can also be made now provided both parties present before the concerned sub registrar office with requisite prevalent stamp duty and registration charges.
