who is the gpa holder is it wife or husband is bit confusing

check out on sale deed & its back mother deed

apply & chk on encuberence certificate from past 10 - 15 yrs or either 15 - 20 yrs which would cost you nominal, read and take expert advise on gpa contents

chk out on the guardian's intentions on the minor boy binding legally on how is he beneficial on either retaining or selling this property out 

is his name induced in gpa or not

experts can add few opinions on the same

My father brought a house in 1985.. we are two children I am the son and I have a Sister.. My father divorced my mom in 1992 and left me, my mom and my sister on our own and he lived Abroad.. the divorce was not accepted Legally But My father lived away for over 15 years without sending any money home.. my mother took care of Us and paid the taxes of the house and the maintenance for over 15 years.. My elder sister is married now and has brought a flat with her husband.. My father is Back since he lost his Job Abroad and is staying with My sister in their house instead of Living in His house where my mother lives.. until today my mom pays the taxes for his House on her own.. My father now wants to sell the house and move out of town.. How much Right does my mom have over the house compared to my Father even though the house is in My fathers name?? Can my sister demand a share in this house as she is married and settled with her Husband?? Is my fathers House My Birth Right after his Death If he makes a Will in My sisters name?? My mother wont let My father sell the house as she wants that house to be on my name in future.. My sister is Trying to Eye that property even though she is married and living in her Own House.. HOW MUCH RIGHT DO I HAVE AS A SON AND AS A BIRTH RIGHT?? I want that house in future I am 29 years old and unmarried and Fit to take care of my parents no matter what.. that house is my Future Back up! HELP???

Dear Sir,

GPA holder is Husband sold to his wife , later wife expaired (leaving one son - 9 years kid) and husband sold the propertry .

Checked the EC and it is with present owner and this kid's name is not included in GPA nor any other legal documents.

Kindly request you to reply.

based on your research

If you are confident on the title of the property you can go ahead and with buying the same

by  means of sale deed

incase 

you have any doubt on their motive in later stages if that kid grows up and if u think he may create problems at later stages then 

its better if you can do it in this fashion which will have a legal binding aswell 

make it combined in a format called SALE CUM CONFIRMATION DEED   

where in the cost of registration is double the cost

but noone can claim ownership at later stages and 

if anybody tries to challenge your possession you legally 

their allegation against you will be disqualified because its also confirmation deed

Thanks for your precious advise , sorry for the delay in replying actualy i bought the property .

Now can i get confirmation deed from the GPA holder and his Son who is 14 years old.

Whether  minor can sign the confirmation deed and is it valid.

or any other legal document available to get this free from claiming ownership  later by his son.
