Property ownership dispute

I have purchase a tenancy room in the year 1999 and 2000 and get transferred the said room in our name by then landlord. However the said landlord has not transferred the said room name in Municipal corporation office (MCGM) records. In the year 2001 the said land lord is expired. He is leaving no legal heirs. The building is gone under auction by BMC in 2007 due to some lapses in BMC dues, building not been auctioned by BMC. They have postponed the bid. By some mismanagement of BMC one person have bought the said building by malpractice and claimed to be the owner of building.
Now the said person became landlord of our building and asking  for transfer money of the said room  and making harassment to the tenant and demanding the huge amount of rent since 2007. He is showing property card and conveyance deed of 2007 for claim of Land lord.
In light of above we poor tenants what to do. Please guide us in this matter. Its our humble request to legal experts.
