Purchase of Flat

I have purchased a flat in Madambakkam, Chennai. In that the promoter has constructed 5 flats in 1878 sq. ft. and undivided shares has been divided to all the 5 flat owners, same has been registered to all the flat owners.

In the Flat the promoter is allowing only 3 car parking areas and he charged Rs.1.5 lakhs for the same.

If we purchase the car parking area, he will not mention the amount but he specify in the schedules that "this numbered flat owner has having the car parking area which is numbered as ______________ and as a promoter I am handovering to them".

The Promoter is telling us that, the construction agreement itself is valid being there is no space is avilable to register in Sale deed and if the car parking area amount also  he is not menioning in the agreement.

Do u want to ask more area than the natural 1/5 th share?
