Rectification deed by power agent is legally valid

Dear Members,

In the absense of  the principal  owner of  the site property,  can a power  agent,  nominated on his behalf  for  looking  after his affairs with regar to the said property,  apply  for rectifying a typographical mistake in the site no.  and get  the deed  the executed.

Yes. If POA permits then such holder of SPA/GPA may do so within his rights.

it depends.. if the sale deed is executed subsequent to the POA then he can execute a rectification deed. but for the deed for which the power is given or for earlier deeds it can not be done

The POA can rectify the deed subsequent to the authorisation but not the deed executed prior to the execution of GPA/SPA. But , if POA is authorised to rectify the prior deeds by stating specifically in the GPA/SPA then he can rectify accordingly.
