Registration of sold property.

Respected Legal Advisors,

My father bought an agriculture land around 20 years back from X person and an agreement was made.

Since then my father haven't registered on his name and still on person X name.

Few years back my father was passed away and also person X passed away. Person X has a son.

Now I sold this property to some other person. Now I need to get this registered to the party I sold.

Now my questions are:

(1) Can person X's son come and register the property to the party I sold.

(2) If X's son is is not willing to come and sign, what options I have. the proof I have is agreement made on a stamp paper and every one knows that it's our property but it's still on X's name.

is the agreement registered?  is it executed on proper stamp?

Dear Sir, Thanks for the quick response.

Agreement was not registered.But it's written on proper stamp paper.I am not sure about the value of the stamp paper, but it was as suggested by our village writer at that time.

Please advise.
