Seeking help for agriculture land claiming as adverse posses

Dear friends,

Pls give me your opinion about the following question.

I am in problem with my agriculture land. I am giving you the whole scenario of what happened with me.

 

1. In 1913 my agriculture land 75 guntha(75 गुंठे ) was given ताबेगहान to 1 सावकार.

2. In 1936 सावकार  made खरेदिखत .

3. In 1981 we occupied the land physically. From 1981 to till date we are cultivating this farm.

4. In 1986-87 we buy the land from सावकार. But due to the loan on सावकार from भूविकास bank the 45

    गुंठे  is transferred to us and 30 गुंठे  is remains on there name. And at that time the agent don't have that much knowledge and the buyer don't understand

    the complicated documents they thought whole land is of ours now.

5. in 1981, at the time of occupation the land was पडीक  category.

    We leveled the land, do some plantation, made a well, made the arrangement of electricity,

    made a house in that 30 गुंठे land. At this time we have house on our name and two electrical connection (1 for well and 1 for house) on our name

    which are on controversial land.

6. The VII B and 7/12 form shows there names as an owner of the land. These people don't have any documents till date (like VII B, VIII A, 7/12).

    And we have these document.

7. Now they are claiming for the land but they don't know which 30 गुंठे is there. Actually they want money which is today's buying rate of land in my area.

    As we developed this land from पडीक  to बागायती what the proper compensation has to give them?

 

So please suggest me your opinion about the land ownership. And also what suggestion you will give if my side is totally opposite.

First, U search a last 50 years revenue records and sub-registrar office records and any others documents related this property u give your advocate and then take a Title Certificate from Advocate.
