Tenant eviction

I am resident of pune, Hadapsar area. My brother gave three rooms on rent in 2003. Tenant paid rent up to 2008 including electricity charges but since then until now has refused to pay rent and related charges. As the 'leave and licence' agreement was not made during renting the house what are the options we have to evict the tenant under Maharashtra rent control act.

1. Is eviction possible without written 'leave and licence'.

2. Under which section of Maharashtra rent control act eviction is possible.

Dear Sir,

 You can file case in options like

rent not paid, (you to have a minimum proof) The building you required for your / family use, the tenant usingvthe building for other purpose, (* may be using for business)  file in rent control act of your state discuss with a good lawyer,

 Alawyer named Rajkumar Mankad is also member in this lawyer's club will give good suggestion.
