UP property issue

Mrs. X purchased a plot of land in year 2000. She make the boundry work on the same site. the plot was vacant and no othe construction work was made on that land. 6 months back she came to know that a portion of land was occupied by some one else, that plot of land was a road according to the registered sale deed of Mrs. X . Other facts of the case was as follows:

1. Plot was purchased with a registered sale deed from a power of attorney holder in Up-Loni

2. boundry work was carried on same time.

3. As per the sale deed with Mrs. X disputed area is a road

4. Sade disputed area cover the front area of Mrs. A plot

5. On the sade disputed area a one room house has been constructed.

 

Issues

 

1. If the disputed area is sold with a registered sale deed then is Mrs. X can take any action.

2. is there any possibility that a registered sale deed is not valid

3. If 6 months has been elapsed then even mrs. X can take legal action

and What document are utmost important to register a sale deed

4. How Mrs. X enquire about the disputed area its ownership etc.

5. pls suggest a suitable path
