Buying from owner who has sale agreement with someone else

Dear Legal Eagles,

        I'm interested in buying a property. The property is owned by Mr. A. He has entered in sale agreement with Mr. K for a sale consideration. Sale agreement isn't registered. Now i'm planning to purchase the property from Mr.A with due knowledge of Mr. K.

       Mr. K has agreed to be consenting witness and also provide the original copy of the Sale agreement. Now what are the other safe guards that i need to take to ensure my interests are protected and i get clear and marketable title.

Write a para in saledeed about cancellation of privious agreement. It is better to return the advance to B. and mention it in saledeed.
