Land Mutation of part land

Respected Counsels,

My Father bought a land on his and my uncle's name in year 1994 in Uttar Pradesh, The land was part of a big land having single Khasra No. and the seller has sold that land by making various parts of it through Part Bainama (Registery).

My father expired one year ago and thereafter I came to know that the Mutation (Dakhil Kharij) of said land has not been done hence I applied for Mutation before the concerned Naib Tehsildar office and the same is pending as per it's website status.

As I stay in Mumbai, I have been informed by the caretaker of said land that a construction work has been started adjacent to my land and the person claims that he has purchased some portion of my land too.

Hence, My query is what would be my plan of action if he starts construction on my land as no demarcation of land is there and do I have any ground to claim my land on the basis of said Bainama as Mutation is still pending in Tehsil dar office?
