Query regards maternal granfathers property

During your mother's lifetime you do not have any right over such property, and in absence of other heirs to your maternal grandfather - mother remains the exclusive owner, you'd have rights only after her demise.

In the statment in absence of other heirs to your maternal grandfather can you please clarify who would be the heirs. My mother is the only daughter of my grandfather. 

Will my father have any rights on the grandfathers property during or after my mothers lifetime?
