Relinquishment of gift

Hello,

 

My father and I are co owners of a property. My father wants to transfer his share of the property on my name while he is living. Some suggest to go for the relinquishment deed while some say that is done after death and we should go for gift deed instead...What would be a better way of doing it? Please advise.

Relinquishment Deed can only be executed while the Executor is alive, it cannot be executed after the demise of the executor, so you can go ahead with the Deed, the only document which takes effect after the death of the executor is a WILL.

If stamp duty isnt an issue then i would prefer a gift deed instead
