Rent control act query

sir

whats the increment in rent according to delhi rent control act for area "rohni".
and laws if other party refuse to leave property and pay rent.(p.s-no agreement was done,property was rented on 1997)

and if we want to sell property with the party refusing to leave property.

Dear Karan,

You've not mentioned how much rent the property is accruing. If it is more than 3,500 per month. DRC does not apply and you can oust the tenant by serving a 15 days notice u/s 106 of the Transfer of Property Act. If DRC applies - lawful increase of rent is 10 % every 3 years.

Rent ia right now 2500 without any reciept in cash. But the guy is right now doesnt pay rent and he is refusing to evacute the house.
