Sra flat mumbai

Hi All, I am planning to buy a SRA flat in Mumbai Santacruz area. The flayt has completed 10 years in the month of Oct 2016. And I am planning to buy the room from present owner who is 4th owner of this flat. But the problem is that the first owner of the room on whom the SRA was alloted has died and all the subsequent owner had purchased the flat via power of Attorney. Kindly let me know if it is good and advisable to purchase the flat. This flat will be in whose name after completi g 10 years Also can there be any issues in the future if I purchase this flat.

POA is dead with death of Principle.

Rest show all docs on record to local counsel specializing in such/revenue/property/civil matters for a considered and proper legal opinion.

Sir, This is a usual practice in the transfer of SRA flats in Mumbai, it is illegal and will not stand in Court if challenged, all the previous transfers were illegal as these were done before the completion of the mandatory lock in period of 10 years. You may purchase at your own risk and hope that your luck holds good and you have to face no adverse conditions. Good luck, Kishor Mehta
