Transfer of a single title in a joint property

My grandfather had 2 plots of land which he bought along with his friend. On one of the plots a house is built and rented out.  My grandfather has expired and willed his property to my mother.  My mother wants to sell those plots of land, as the friend is not sharing any rent and not on talking terms.  What all formalities is she required to fulfill.  These properties are in Uttarakhand.  Please advice. Thanks !

If I properly understand your query your grand father and his friend jointly purchased two plot of land. After the death of the grand father ownership transfered to your grandmother through will.  The friend of your grandfather is not giving you any rent  which he is recieving. Know your grand mother want to sell her share. I suggest you to file a suit of partition in the court to uncertain your share.

I also suggest you to eloborate your query so that more accurate answer could be given.

     Elaborating my query:

a) 2 pieces of land were bought. On one a house is built, other is vacant. Grandfather willed it to my mother (grandmother is no more). My mother's sister has given a No Objection for this land and has expressed transfer it to my mother's name.

b) In the Tehsil office, the land is in joint names, one name being my grandfathers.

Query: To recover the share of her land, what all does my mother need to do:

i) Get my grandfather's title in the land transferred to her name in the tehsil office ?

ii) Get one of the title of the house transferred to her name in the municipal office?

iii) File a case in the court to sell the land and give her the proceeds ?

iv) What all of the above is neccessary and how long do such cases take ?
