Transfer of title

Hello Everyone,

My query is that if a person dies intestate and has three living childern,(A and B) two sons and one daughter,C. The person who has died intestate was the owner of a house and was living in the house with his eldest son A. Now the son B and daughter C are well settled and they claim no interest in the property of their father. And A wants to tranfer the house on his name with the consent adn sweet will of other heirs. Kindly guide the best way to do so!

Dear Mr. Hem Raj,

Thank you for your valuble reply.

Even I believe that the family settlement agreement is the easiest way out to follow. But again can it be done without any consideration and out of mutual love and affection, as is the case with gift?
