2 sale agreement for buying appartment

I am planning to buy an appartment(3 year old appartment) in bangalore worth 45 laksh,seller is not agreeing to put the entire value of 45 laksh in sale agreement coz of his tax problem(as i am going for loan,and agreement doc will be in bank)

Can we make 2 agreement for buy ing an appartment.

1.First agreement as per the guideline value of the property(25).

2.Second agreement for the entire 45 laksh.

 

Is this correct way of making agreement?Can you please suggest if there is any other way of making agreement.

but both cant be make deed , so legally if you chose for 25 lakh and for  whole amount make simple sale deed with notary public , keep it mind for  addition 20 lakh you can not get any remedy from court  ,but just agreement

First u pay different amount of checque of  the property and same day u registeration a Agreement for Sale or Sale deed as per u give checque payment. If Vendor is not ready u make both agreement but only one is saw in bank or registrar office.
