Tenants right in society

Can the Tenant have right of using common facilities like Swimming pool, Gym in a society? While the flat is given on rent, Can the owner also use the common facility along with Tenant?

What is the position in rent agreement, society bye laws, resolution passed by society ..!

If society agrees both landlord and tenant can use..

Society may opine that for landlord that is paying charges IT is FREE and for tenant IT is chargeable.
