agreement of sale of society's plot

I'm purchasing the plot of a registered society. the society is registered under the agricultural scheme of government.
the 7 × 12 extracts bear the name of society and the chairmen.
and the present owner possesses the share certificate.
Now, the registrar is not accepting the sale deed document as the name of society is on the 7×12 extract. he is asking to change the title from SALE DEED to AGREEMENT OF SALE.

Can we consider this a valid document when we change the title?

If the society is the absolute owner of the property, which possesses registered title document on its name  and it is selling a portion of the agricultural property by a registerd sale deed, the registrar cnnot object to it until and unless there are any restriction against the society to sell the property.

Agreement of sale will not confer title of the property to the buyer, the registrar cannot demand the mutation records on the name of the buyer even before he has bought the property, you may ask him to give reasons to reject the registration in writing after which you can either prefer an appeal before the district registrar or file a writ petition against the registrar before high court for relief and remedy
