Case is in high court chennai
Agreement dated 1.10.2020 for 11 month period was entered with tenant for a residence at adayar with monthly rent of Rs.15,000/- security deposit Rs.2 lakh.
In that agreement para 1 mentions agreement will be for 11 months period only and by mutual consent of both parties further period can be renewed with new terms and conditions.

In last para it is mentioned after this agreement period of 11 months tenant is agreeing to give enhanced rent of 10% from next month onwards

But tenant not giving increase rent after agreement period as per last para.

My question is does this mean automatic renewal of existing agreement as per last para or do i have to write new agreement with new terms and condition with enhanced rent as per first para

The agreement is prepared in a DTP shop for your kind reference

1. It is not automatic renewal, it has to be agreed mutually for renewal of the tenancy.

2. If you agree for renewal you can make an endorsement at the back page of the current agreement itself with the terms duly mentioned therein.

one more question as per last para in agreement

which says tenant
agreeing to give 10 % rent increase from next month onwards after 11 months of rental agreement which he did'nt increase.

Does it mean that rental agreement is beyond 11 months and needs to be registered ?
