Anadeenam lands

 

One of my client wants to purchase land in Tamilnadu which were originally classified as anadeenam lands and was assigned to a land less poor in the year 1968. However the original assignee sold the land to the present vendor in the year 2005. The taluk authorities express their inability to trace out the assignment order to the original assignee. The original assinee is no more.  The present land owner has mutated his name in the revenue records. Is it advisable to purchase the land from the present owner ?

Since the lands were classifed as anadheenam lands as early as 1968, your client can purchase it. There may not be any problems.  But you can apply under the RTI act in the taluk office about the availability of such an assignment order in the year 1968 in the name of the original assignee to verify the title in a better way.

Actual status of land is Anadheenam( As per revenue records). Some perople were allotted this nearly eight months back on their name as D Form Patta in Andhra Pradesh. They have all Pattadar Pass Books every thing on their name. 

Now thye are ready to sale. through Sale Deed. One of my friend is interested in this.

Is it advisable to purchase this and is it possible to resale this again
