Ancestral propert partition

 We are Hindu family having 9 guntha land at our native place in Alibaug (Maharashtra). It was in the name of our grandfather. After my grandfather’s death in 1964 he left his wife, 2 sons and 4 daughters behind.

In the year 1967 my uncle sold his 1/3 part to my grandmother and my father in equal share by a Registered Purchase Deed (although money towards purchasing that 1/3 part from my uncle was paid by my father) and accordingly my grandmothers and fathers name was entered in 7/12 extract. Then my grandmother died in the year 1988.
Presently, my grandmothers and fathers name is reflecting on 7/12 abstract. Now in 2013 we want single title of my father on 7/12 extract. To remove my grandmothers name from 7/12 extract our TALATHI want us to put all nominees names (father 4 sisters and brother heirs) and then remove their name by taking their No Objection.
Before putting these nominees back I wanted to know the division and ratio of each nominee and it will be happen as per the old act or as per revised act of 1995 (which includes daughters/sisters?

since your grandmother died in 1988 thus your uncle and all 4 aunties or their legal heirs need to give noc in favour of your father. otherwise the portion of your grandmother shall be divided 1/6th among your father, your uncle and all the 4 four sisters.
