Bank home load using xerox copy of sale deed

is xerox copy of sale deed is enough to get home loan ?

Before posting, just think for a minute as to whether you can accept any xerox copy and act on the said xerox copy.

Bank can not provide loan on the basis of xerox copy of sale deed.  In case of lost documents, you have to obtain a certified copy, collect other documents that support your ownership, and then approach the Bank.   The legal advisor, considering all aspects may agree and publish a Public notice in largest circulated news paper about loss of documents and Bank's intention to advance amounts to you and calling for objections.  You may have to file an affidavit or go for simple mortgage depending on facts, if the bank agrees to advance the amount.

Equitable mortgage cannot be created on the basis of photocopy. If lenders otherwise satisfied with your title may accept simple mortgage .
