Completion certificate is a must for insurance help. Buildings insurance may be invalid without a completion certificate. It's important to remember that if there's no completion certificate for alterations to your property, your insurance company may refuse to pay out and you may have to cover the cost yourself.

Dear Querist,
The possession date is decided, based on the period involved in carrying out construction work of the building, availability of materials and labour at site and the permissions and approvals to be issued from the concerned authorities.
A construction without this certificate shall be considered illegal and may attract penal proceedings. Therefore, must be aware of asking for this certificate before investing in any property as it indirectly questions your legal title to that property.
The construction must be completed as per the approved plans by the municipal authorities which would include safety standards, other standard regulations like environmental clearances, flight safety clearance, rainwater harvesting wherever required, the distance from the road etc.
Regards,
Palak
