Becoming khatedaar

I am living in Maharashtra


I want to purchase Agricultural land in Maharashtra, and I am not a khatedaar.


My broker suggested me that, he can make us kahtedaar 100% legally


He said he has land in MP ( Madhya Pradesh ) and there anybody can purchase land as there is no such law He will sell AGRICULTURAL land on paper to us , then after we get property certificate and all necessary document he will again purchase it back from us.

So by this way we can become khateddar and we can purchase afterwards AGRICULTUAL land anywhere in India. He demanded than this 100% legal and genuine. He said this whole process involes cost of abt 1 lakh ( 1,00,000 ).


I want to do this in my mother name, so I want to double check everything that later no legal issues arrises as ladies is involved.

So is this 100% legal and genuine ?

If genuine and legal then is Rs.1,00,000 right cost or its too much ?

After my mother become khateddar can I and my brother become khateddar as part of heirdietary ?

Other thing I would like to know that

Why there is big diference in rate agriculural and NA land ?

I earlier read on this forum that collector can grant permission to purchase agricultural land if person says he will cusltivate land himself. If I get such certificate in my mother name then later can I and my brother can get khateddar privellege in heirdeietary ?
