Builder asking for maintenance charges even after 2 years

Hello ,

I am a member os society committie and now after 2 years of society maintainance by the builder, very pathetic and arrogant replies for any maintainance query raised to him,

now the builder is asking to pay 2 years advance again in just 3 installments.

now we need to take over the maintainince from him what are the things we need to keep in mind

like we can only take if % of flats are sold, we need a formal registered committie , etc.

can you please help in that

Preferably engage a very able LOCAL counsel of unshakable repute and integrity specializing in concerned field of law e.g; Society/Civil matters as in your case, and well versed with enactments, LOCAL applicable rules, precedence, latest judgments etc …. and worth his/her salt, and your counsel can advise you after examining all docs, evidences on record ..

There are such very able counsels at each location.
