Dear Mr Sataveerappa,
I think there is not need to appoint a lawyer for merely checking the chain of ownership of the concerned property for last 30 years. Mr. Sataveerappa you can do it at your own level. You may stick to the following check list:-
(a) Present title of the property - check original registration papers
(b) Present Lease Deed of the property - check original lease deed and particularly the period of lease, annual increase. Lease Deed should be registered one with property stamp duty paid.
(c) Consent in written from the present Lessee to re-gister the Lease Deed with the propspective buyer (you).
(d) Check chain of ownership from the first owner to the present owner. The present owner should provide these details / papers.
(e) If the property is rented out to multiple tenants, check if anyone of them objects. Do not buy the concerned property if even single one of them objects untill unless you are himself a lawyer to fight a long battle to get the vacant possession of the property.
(f) Check if the property is mortgaged to any financial institution.
(g) If the property is of substantial value, you can give a public notice in the local media with after signing an MOU with the seller expressing your desire to buy the property and inviting public interests if any before entering into agreement to sell.

i was buy a property through a agent who did not co operate to provide require document then i approach to seller agent to collect require document is my agent is entitle to get 2% of brokerage even i inform for leakage in flat prior to agreement please advise what is the job resopsibility of agent from buyer side
