Cancellation of deed and encumbrance certificate

Hi friends..

I am Vishwanathan studying Civil engineering..

I got small doubt in the legal documentation of a property..

Will Cancellation of Deed reflect in Encumbrance Certificate?

a seller cannot unilaterally cancel a transaction without the buyer, and that a registrar of documents need not blindly accept unilateral cancellation deeds.

Cancellation of a registered deed will reflect in the Encumbrance certificate.
