Gift deed cannot be unilaterally cancelled.

They both(doner and donee) need to agree for cancel, without inform you can not cancel the gift deed.

 

1. Gift Deed can be cancelled /revoked, on the following conditions:
a)  Revoke Deed, executed jointly by Donor & Donee
b)  Gift Deed executed due to coercion, mental instability, fraudulent means
c)  Possession of property is disputed and/or not handed over to Donee
d)  Gift Deed executed AFTER taking monetary consideration
e)  Conditional Gift Deed, wherein conditions are not complied with
f)  other conditions ....
