one mother gifted land to his son and executed registered gift deed in favour of her son. now she wants to revoke the said gift deed. during registartion the son i.e. donee had not participated in the registration process and he had not subscribed his signature on the gift deed towards his acceptance. basing on this ground can a registered gift deed be cancelled. as the son is not looking after their parents.

it can cancalled by executing a cancallation of gift deed by stating that the possession of the gifted property was not delivered to the donee and or the Donee acted adverce the Donor
