Cancellation of Power of Attorney

(1) The principal should immediately intimate the power agent (through a telegram  and also through a registered post acknowledgement due letter) regarding his intention to cancel the powers conferred on the agent. (2) As a precautionary measure, the sub-registrar (property's locality) to be intimated to not to register any document based on the said GPA (Rs. 5/- court fee stamp to be affixed on such application). (3) The individual can publish the same in Newspapers also;

Besides the above legal step, it is advisable to send some relative/friend to power Agent (with the letter from the principal) and collect back the original GPA.

Quick action on the part of the owner is required since GPA Agent may create some false documents (like Sale Agreement etc.,)

X can revoke the authority of his agent whenever he likes subject to certain limitation. For full discussion refer to section 201 to 210 of the Indian Contract act which speak about revocation of authority.

You have not mentioned whether any interest is created in the subject Property to Y by the POA. If yes, then the POA cannot be cancelled, if no then the POA can be cancelled. Further, you have also not stated whether the POA is registered or not.

First is to see whether POA is registered and whether it is  revocable or not. If revocable whether then to proceed to take steps as stated by Mr. R.Shiva subramaniam.......
