Change of boundary in property schedule

Hi sir,
I am planning to buy property in BDA layout bangalore from the 2nd owner. While verifying the documents. I found one error that mentioning below.

1) Site has allotted to allottee on 2003 subsequently possession letter has issued on 2004 and the property got registered 2004 by following schedule.
East by : BDA property
West by: Road
South by : Site no 1893/a
North by : Site no 1895

2) But actually North by road is available. I checked the BDA layout plan. Initially BDA planned the same, then 24.6.2014, BDA commissioner made order for cancelled the site and let to road for BBMP.
3) Without making rectification of this change the allottee sold out the property on 2018.

Now my query is can I change the property schedule directly in sale deed by mentioning the revised bda plan and the commissioner order??

Or I need to approach BDA for rectification
