Dear Mr.Hussain,
1. Get a due diligence by a seasoned property lawyer in your area to ensure there are no faulty chains in the chain of title i.e the property has been cleanly passed on sucessively.
2. Revenue/MCD Records have to be examined.
3. Deed Examination.
4. Meticulous drafting of Sale Deed etc.
