We are planning to purchase a flat here at Pune, Maharashtra, we have finalized a flat, it is under construction (just starting) and it also coming under Grampanchayat, Collector N.A. but it is not yet approved, builder is waiting for the approval. Will this be ok if we book the flat in the same property?
The total cost around 20 lakhs, and builder asking for 20% for the registration and also saying that the registration will be done in july-2012(subject to approval of project) and now he is asking for Rs.2 lakhs as booking amount and rs.50k every month till July-12.
The property is in a very good location so we are ready to purchase, but the problem is, there is no document available till July-12, now he will give us an undertaking with Rs.100 non judicial stamp paper, as below
We have received 2 lakh as booking amount of “Amar” project situated at Sus Gaon, total cost of Flat no.2, 2nd floor, is 20 Lakh including registration, MSEB, society charges and Parking and other charges if any, received from Mr. Satish.

And the registration will be done in the month of July-12 (subject to approval of Project) with 20% of the full cost of the said flat.
Total Flat cost. 20 Lakhs,
20 % Rs. 4Lakhs
this booking will be valid subject to realisation the cheque/dd,
Is this right to ahead, or we need to take any other documents from him.
