CARPET AREA vs BUILT UP AREA

 

In the Conveyance deed executed, the builder has stated the Carpet area as 50 sq mtrs. The building is having around 60 flats and having a Coop Society. Pl advise:

  1.  what are the facilities included in the Built up / Super Built area.
  2. Does it include the so called STILL AREA (which is a space between the columns on which the structure is standing).
  3. Will it be appropriate to call the said area as area for PARKING and can Builder Sell the same? Particularly, in the light of recent Bombay HC judgement.

Carpet Area: This is the area of the apartment that does not include the area of the walls i.e. the area of the apartment that a carpet can cover.

Built-Up Area: This is the area of the apartment that includes the area covered by the walls.

Super Built-Up Area: This includes the built-up areas such as the lobby, lifts, stairs etc. This term is therefore only applicable for multi-dwelling units, such as flat complexes.

 Does the Super built up are includes the the land on which the building is constructed or the stilt area?
